Town and cities in India are undergoing continuous physical expansion and densification along with growth in urban population. Inner cores of many cities have older areas that require redevelopment to accommodate the present needs of the city. One of the key requirements is greater availability of land for public use like roads and other open spaces. Redevelopment for these areas can be undertaken by preparing a Local Area Plan.

A large part of city expansion takes place on urban fringes in an unplanned way. In such a scenario, agricultural plots with haphazard geometry are converted to urban use and little attention is paid to provision of urban infrastructure. Planned urban expansion can be provided through the Town Planning Scheme (Land Readjustment) mechanism wherein existing agricultural plots are merged and redistributed in a planned way after making deductions for street RoW and land for public uses. The urban infrastructure is financed by Value Capture Financing like betterment charges and sale of reserved plots.

The proposed sub-scheme intends to focus on these three vital issues; (i) Inner City Redevelopment through Local Area Plans, (ii) Planned Urban Expansion through Town Planning Scheme and (iii) ensuring training and capacity building of planners at the local level.

Dear PM Sir, In India, discipline is missing everywhere.Indians are intelligents, but they are not following the rules. We have to make following things to make it. 1. Penalise for the mistakes & publish in News channels & papers 2. Cancel public facilities for the persons who make mistakes knowingly 3. If any Govt officers got caught in fraud / Crime, they should be terminated permanently from their jobs. They should not get any facilities in society.

It's all about planning.The better the town and country planning the better will be the infrastructure.We need to employ the best town and country planners from the world and build cities keeping the future in mind.We cannot have slums and unauthorized constructions as they will not only ruin the city but will also burden the infrastructure.It is far cheaper to build correctly than to rectify the faults later.The poor people can live happily in high density apartment dwellings that is good.

It is essential to include resilient and sustainable planning practices which enhance cities to manage water and renewable energy resources at local area level. Transport is another key focal point for Indian cities where 2 wheeler dependency has sabotaged urban lifestyle. (enhance the idea of walk-able cities) Another policy level changes would be decentralizing the management of cities and extensions where each part is self dependent. #SmartCities #AMRUT #MyGov #MoUD

Honorable PM,town and cities will become ghettos if town & country planning is poor.We need to have disaster management authority certify each and every development project in the country so that you can have fire brigades,ambulances and police personnel reach every spot in any locality.The planning must include adequate spaces for shopping in malls so that you don't ruin the roads with shops facing the roads in every city.Similarly,parking spaces must be adequate for future.Planning! Dear Sir, I suggest that it is more important to maintain greenery & cleanliness then making only asphalt roads which increases global warming. It is a time to allot more fund for maintenance of natural reserves like trees, lakes, rivers, gardens, etc. then roads & buildings. If, we can live in a city without air conditioner & water purifier & mask, we are living in SMART/AMRUT city otherwise its all fake. Thank you.

I am from Madurai. 1. In the last few decades, we have lost many water bodies which were within the city limit. They must be restored to the old size and thus assure the ground water level. 2. Private parking areas should be encouraged to minimize the road side parking and ensure free traffic. 3. Cycling lanes should be provided.

We have to include vertical farming in the smart city format. Vertical forming would be mainly for some vegetables and also grains to the extent possible. The produce can be consumed within the community. This reduces the burden of transportation as well. Also vertical farming can ensure judicious usage of water. Drip irrigation can be used. It can be used in all months since it would be weather proof. The wet garbage compost from the community can be used as manure.

Better to bring clean environment by adopting 1.Mass transport system like mano/metro rail in urban areas 2.By encouraging electric scooters/bikes to all colleges,offices etc; with fast charging points 3.By encouraging cycle tracks in city limits 4.Providing sustainable & decentralised sanitation system, 5.Adoptation of Rain water harvesting & ground water Recharging. 6.Declaration of all cities as "Solar city" 7.Providing green belt area around all cities.8.Building awareness on SBM etc;
