Town and cities in India are undergoing continuous physical expansion and densification along with growth in urban population. Inner cores of many cities have older areas that require redevelopment to accommodate the present needs of the city. One of the key requirements is greater availability of land for public use like roads and other open spaces. Redevelopment for these areas can be undertaken by preparing a Local Area Plan.

A large part of city expansion takes place on urban fringes in an unplanned way. In such a scenario, agricultural plots with haphazard geometry are converted to urban use and little attention is paid to provision of urban infrastructure. Planned urban expansion can be provided through the Town Planning Scheme (Land Readjustment) mechanism wherein existing agricultural plots are merged and redistributed in a planned way after making deductions for street RoW and land for public uses. The urban infrastructure is financed by Value Capture Financing like betterment charges and sale of reserved plots.

The proposed sub-scheme intends to focus on these three vital issues; (i) Inner City Redevelopment through Local Area Plans, (ii) Planned Urban Expansion through Town Planning Scheme and (iii) ensuring training and capacity building of planners at the local level.

The last date of submission is 31st May, 2017

sir i want to pay your attention towards the competetion with china in cost cutting . the major source of energy presently is electricity. the cheapest sources of electricity is solar energy. the scientists of america has discovered the featured solar cell/solar pannels which will produce three times with the help of magnesium chloride so i request you to encourage our scientists also to compete with them. i am sending one attachment of that american scientists research downloaded from internet.

Permission for construction of house/building/apartments should be given/allowed by Registered Engineers not by local Authorities. because these Authorities became most corrupted bodies. The formula is " Power corrupts and extreme power corrupts extremely" so division/diversion of power is required for the betterment of common people. The permission of power should not be vested with some engineers i.e. local authorities but with anyone/all engineers.

Sir, In the all buildings built there is not enough space for gallery in house. Rule should be amended so as to compulsorily provide on gallery in master bed room and in the Kitchen Room. This is required to atleast enough space for drying up clothes, cleaning utensils, and enough leisure ( me time space within house)

Just like Car parking in the building, why not we have COW PARKING facility. This would encourage citizen to keep cow just like we do in rural areas.

1. Path of cyclist.. Also students and others can be incentivised for taking cycle. It should be monitered via an app or so. It could be in the form of a lucky draw, or a free ticket for a concer or cricket match in the local area, etc. 2. The spaces under Metro bridges should be utilised. 3. Foot bridges required in heavy traffic area. 4. start ups should be encouraged in hinterlands around the cities and giving incentives to them. 5. Overbridges in Level crossings , atleast in cities.

- Our cities are not planned they are old and cannot accommodate too many people. - We need smart villages or towns to be developed so cities are not over crowded. Creating too much pollution and un inhabitable conditions. (people do need clean air, water, fresh food , noise free environments and lots of free space to feel healthy. )

UP STF's raids, have proved me true, my last complaint: MPANG/E/2016/03846, Dtd-16.09.2016. I am enclosing all evidence, including audio recording of corrupt IOC Deputy Manager, R. K. Singh, cell: 9415019162, who acted in collusion with corrupt fuel stations.

For development of any or town own capacity is must. How long the state and central govt funding can help in day to day activities other than development work. in most of the ULB areas revenue collection and financial management is very poor. There should be compulsory digital data of every House Hold and property of Municipal Board. Board meetings should be regular and decision taken in meeting should be implemented without unnecessary delay. verbal interfere of Ex officious members is hurdel

Nagaon Municpal Board need proper Management. some of the officers showing more thirst in building and Land sale purchase permission then development works for the reason best known to them. non sustainable growth without maintaining Disaster management norms and other rules. Poor financial Management also noticed.
