Town and cities in India are undergoing continuous physical expansion and densification along with growth in urban population. Inner cores of many cities have older areas that require redevelopment to accommodate the present needs of the city. One of the key requirements is greater availability of land for public use like roads and other open spaces. Redevelopment for these areas can be undertaken by preparing a Local Area Plan.

A large part of city expansion takes place on urban fringes in an unplanned way. In such a scenario, agricultural plots with haphazard geometry are converted to urban use and little attention is paid to provision of urban infrastructure. Planned urban expansion can be provided through the Town Planning Scheme (Land Readjustment) mechanism wherein existing agricultural plots are merged and redistributed in a planned way after making deductions for street RoW and land for public uses. The urban infrastructure is financed by Value Capture Financing like betterment charges and sale of reserved plots.

The proposed sub-scheme intends to focus on these three vital issues; (i) Inner City Redevelopment through Local Area Plans, (ii) Planned Urban Expansion through Town Planning Scheme and (iii) ensuring training and capacity building of planners at the local level.

To reduce pollution in smart city we can have Electric Buses they can run on Solar Energy or direct current from power grid. The Solar Panel on bus roof top will generate electricity for bus. Bus get charged within 30 seconds. This will help to reduce carbon footprints and pollution and 100% zero emission. Initial stage it can done in selected city later it can be roll on to other cities. But first deploy able persons in PRISM and other institutions who can understand and evaluate the innovative ideas and concept or government directly take interest in these concepts. We can solve the problem of plastic pollution..

Cleanliness should be made the responsibility of private citizens. A lot of dirt is due to littered food packaging items - wrappers, bottles, disposable utensils etc. Assign responsibility of cleanliness to shops/stalls for well defined areas around them. Similarly, building construction creates a lot of debris and dirt. Building owners should be made responsible for cleanliness in areas around them. Otherwise heavy fines or license cancellation. Will ensure distributed monitoring/enforcement.

Sir a good design will attract huge investments in town planning. It is absolutely essential to earmark shopping malls and parking areas so that you don't have shops overcrowding every road.Illegal & unplanned constructions ruin the city and should be demolished.People need to understand that a city has to be designed with disaster management in mind with adequate spaces for police, fire brigade and ambulances. It is larger public interest that is important rather than allowing few people to ruin

Dear Sir, I am living in Australia for now. After wandering the country , I could see technical aspects of the country which we can implement in our motherland. 1. Use of Speed Light camera for monitoring speed and transport rules violation . We can keep AADHAR number as a unique number and tag all records of person's history to it. we can keep Points based system with which , we can deduct certain points of a person for violation of any national rule.
